1. What is happening on the site now that the airport has closed?

We currently have 24-hour security whilst non-intrusive fencing is erected.

Currently, the air ambulance has a licence to facilitate their emergency landing to the benefit of all.

2. What is happening about the rumours of contamination on the site?

This site, like every other development site across the country has had a past that we, as Developers, need to take into consideration when bringing forward land for residential housing use. The planning system sets out a well‑established process for assessing ground conditions. Typically, this begins with a desk‑based geo‑environmental report, followed by a programme of further site investigations, all of which are agreed with the local planning authority through conditions attached to the Planning Permission.  It is very unusual for this work to be undertaken prior to Planning Permission unless the initial reports identify significant contaminants.

The geo-environmental report for this site highlighted the potential for localised contamination hotspots which included the possibility of Radium 226 from the airfield’s historic uses.  We have therefore commissioned extensive additional investigations using market leading risk specialists to advise us every step of the way.  Their work is ongoing, and we will publish updates on this website as and when they are received, keeping you informed at every stage of the process.

3. Why are new homes required?

Government set housing targets require considerable housing development to address the significant local housing need and increase in affordable housing need across the borough.

4. Why has this site been allocated for new homes?

The site was allocated for development in the 2014 Rushcliffe Local Plan Part 1 to meet housing targets.  This allocation is being rolled forward into the Greater Nottingham Strategic Plan, which is currently being prepared. The site is a long-term commitment for Rushcliffe Borough Council in meeting the growth needs of the borough.

5. What sort of homes are you building?

A mix of housing types, size and tenures are proposed addressing identified need within the borough including 1-5 bedroom homes and bungalows including affordable housing.

6. Will there be any affordable housing provided?

Yes, affordable housing is to be provided in accordance with the requirements of Rushcliffe Borough Council. Vistry may provide additional affordable housing under their partnerships model.

7. What does affordable housing mean?

Affordable housing includes homes for sale or rent and is for people whose needs are not met by the private market. Affordable housing is a key element of the government’s plan to end the housing crisis, tackle homelessness and provide aspiring homeowners with a step onto the housing ladder. The Government’s National Planning Policy Framework defines the types of affordable housing as Affordable Housing for Rent and Affordable Housing for Sale.

8. How can I buy one of the homes?

Details will be provided following planning consent.

9. Are the homes energy efficient?

The homes plotted are from the New Vistry Collection. This collection has been developed to comply with the upcoming requirements of the Future Homes Standard. This means that the specification includes a fabric with an improved thermal performance, removed reliance on gas fired boilers with the introduction of Air Source Heat Pumps (ASHP) as standard along with the continued use of other technologies such as photovoltaic panels. This specification will mean that the homes Vistry delivers will produce at least 75-80% less carbon emissions than those delivered under the previous regulations (2013).

10. Are any of the homes going to be wheelchair accessible?

The homes plotted are from the New Vistry Collection. All New Vistry Collection homes with direct ground floor access follow the requirements of Approved Document M4(2) – Accessible and Adaptable Dwellings. This optional requirement of the building regulations, rather than the mandatory Approved Document M4(1), ensures the homes we deliver are easily accessible for a range of occupants and adaptable to the future needs of the homeowners. All upper floor apartments comply with the mandatory Approved Document M4(1).

Both M4(2) accessible and adaptable and M4(3) wheelchair user bungalows are to be provided and are included within the Phase 1 planning application.

11. Will the new community facilities be delivered at the same time as the houses?

Yes. The SPD will be supported by an Infrastructure Delivery Plan which will set out what is required and when it will be delivered. This will include detail around:

  • Primary schools
  • Secondary school
  • A52 access works and other off-site highway improvements including pedestrian and cycle connections
  • Sports pitches and open space
  • Community facilities
12. What community facilities will be provided in the local centres?

Detailed designs for the facilities will come forward through the planning process.

13. Will I be able to use the new facilities if I don’t live on the site?

Yes. The proposed development is designed to be an extension of and to integrate with the existing community. Both vehicular and pedestrian/cycle links will provide convenient, direct links into the proposed development and facilities, and services will be for use by all.

14. What are you doing to enhance public transport in the area?

The development will be serviced through improvements to existing and the provision of new, public transport facilities. The primary street is designed to accommodate buses and the Phase 1 planning application includes the provision of new bus stops.

15. Will I be able to walk, cycle and horse ride safely through the site?

Yes. A Leisure Trail suitable for pedestrian, cycle and equestrian use will connect the proposed network of green open spaces around the site linking into the wider area. Green open spaces through the site are identified as active travel corridors and will provide a strategic pedestrian and cycle network. The proposed primary road will also include separate dedicated pedestrian and cycle routes.

17. What heritage assets are you retaining?

All existing pill boxes within the site are to be retained and restored where necessary. The pill boxes are to become key site features framed within the open spaces of the development linked by the proposed Leisure trail. The proposed runway parks take precedent from the former use as an airfield, following the original routes of the runways.

18. How will you prevent flooding in the area?

We will work with the lead Local Flood Authority throughout the planning process to ensure a sustainable urban drainage system is to be implemented.

19. What are you doing to protect and enhance wildlife on the site?

The proposals seek to retain the existing trees and hedgerows on site. The proposed network of green open spaces offer opportunity to provide valuable habitat and ecological enhancements. We will work closely with the officers at Rushcliffe Borough Council throughout the planning process on this matter.

20. How are you involving the local community as the plans progress?

Planning applications are subject to public consultation and the planning process will offer the opportunity to comment and influence the proposals. Vistry proposals will be published on our website offering the chance to review and feedback.

21. Will there be job opportunities both during the building phase and beyond?

Yes. We estimate 500 direct and indirect jobs will be created during Phase 1 of our development.

22. How long will the development take to complete?

It will be market dependant, but we estimate circa 12 years.

23. When will I hear more about the planning application?

Planning applications and any updated submission information will be published on Rushcliffe Borough Council’s website with facilities to both view and comment. The Vistry website will also be updated throughout the planning process.
