Primary School
Vistry’s proposals include a two-form entry primary school centrally located within the larger Gamston SUE development. The school will be located opposite the local centre and village green, and adjacent to both the main road running through the site and Runway Parks.
The main road will be tree-lined and has been designed to accommodate a bus route. It includes a segregated footpath and cycleway to encourage walking and cycling.
In addition to the primary school, the wider Gamston SUE will accommodate a secondary school, as well as an additional primary school and a further local centre. This comprehensive approach ensures the educational needs of the growing community are met for all age groups.
Local Centre
A new local centre is proposed adjacent to the primary school and opposite the village green, to maximise sustainability and accessibility. The local centre will play a key role in fostering a sense of community and supporting everyday life for residents. It will be designed to accommodate a variety of uses, including retail, healthcare and community spaces.
Sports Facilities
Sports facilities are planned for the northeastern area of the site, forming part of the wider sports park. These facilities are designed to support a range of sporting activities and to encourage participation among all age groups within the community.
Our proposals include;
- A full-size adult football pitch
- Two youth football pitches
- Two mini football pitches
- A grass cricket square
- A sports pavilion
New Public Open Space
Our proposals feature generous areas of public open space and landscaping, with 34% of the site comprising green infrastructure. This includes ‘Runway Parks’ following the alignment of the former runways to reflect the site’s history as a World War II airbase and a Heritage Trail passing several, on-site, listed pillboxes.
Parks and Village Greens
Smaller pocket parks, located throughout the site, together with new village greens will add further areas for recreation and relaxation.
A proposed Leisure Trail, for pedestrians, cycles and equestrian will run through the site and continue along Tollerton Lane and connect with the wider allocation.
Sustainable Drainage and Biodiversity
Sustainable Drainage Systems (SuDS) will be incorporated across the site. SuDS are essential for effective surface water management, replicating natural drainage processes and enhancing the climate resilience of the proposals. SuDS play an important role in reducing flood risk and will provide an overall improvement to surface water drainage in the area.
One of the principal open spaces ‘Water Meadows’ will border Polser Brook to the east. This area will contain SuDS and will deliver a naturalistic ‘water-based’ landscaped area for habitat creation and biodiversity enhancements.
The ‘Wooded Heights’ area along the southern boundary will deliver further SuDS features and significant new woodland planting to create a strong edge to the development and a visual separation to Tollerton Village.
The development will achieve a biodiversity net gain of at least 10% through the enhancement of existing habitats on the site, with off-site mitigation where necessary. The proposals include creating new woodland, meadows, and managed wetland areas to support various species of wildlife.
Character Areas
The new development will be underpinned by three character areas. The majority of the site is ‘Gamston Fields’, which will be contemporary in design and will form an integral part of the wider allocation’s ‘community heart’, which includes the proposed new primary school and local centre.
Water Meadows and Woodland View will respond to the specific design cues at the eastern and southern edges of the site, including with reduced a density of development.
