Full Application
The hybrid application includes a full application for the first phase of development. This is for 381 new homes, an equipped children’s play area and supporting infrastructure, including sustainable drainage features (SuDS). Vehicle access will be from the southern access from Tollerton Lane.
The proposals are for a mix of affordable homes and private sale. There will be a range of 1-bedroom, 2-bedroom, 3-bedroom and 4-bedroom homes including 1- and 2-bedroom bungalows.
The parking strategy is informed by the requirements set out by both Nottinghamshire County Council’s Highways Design Guide and Rushcliffe Borough Council’s Design Code Supplementary Planning Document (SPD). All new homes are required to include electric vehicle (EV) charging points.
Planning Background
Gamston SUE is allocated within Rushcliffe Borough Council’s (RBC) Local Plan, which was adopted in December 2014 and has been carried forward as a draft allocation within the emerging Greater Nottingham Strategic Plan which, if adopted, will replace the 2014 Local Plan.
Public consultation on Vistry’s proposals for the site was held in October 2023 and was followed by a public exhibition in March 2024, following the submission of the hybrid planning application. The hybrid application includes a full application for the first phase of development.
Rushcliffe Borough Council has adopted the East of Gamston/North of Tollerton Development Framework Supplementary Planning Document (SPD). This document is pivotal to ensuring that the Gamston SUE is developed in accordance with the aligned masterplan and that the development as a whole brings forward the infrastructure which is needed for the community. The four developers are working collaboratively towards delivering the site as a whole and further updates will be issued in due course.
